Dakota at Abacoa: Mixed Use Development

Work done while employed by RLC Architects, Architect of Record.


New mixed-used development consisted of approximately 35,000 s.f. of
commercial space at ground level, with two stories of residential units above
along the main street buildings bisecting the site.  On  either side there is a  pocket
of 29 two story courtyard style townhome units.  Also a common pool area with
restrooms and covered outdoor space was designed to serve the residents.

Steve Soderlund's role as Job Captain was to assist the project manager in
bringing this project through site plan approval and documenting the townhome,
commercial, and common pool area design.  The project was conceived with a
'Bermuda' style language which has varied architectural characteristics (roof
types, parapets, deep covered porches, courtyards, awnings, etc.) and light colors
that make it well suited for the Floridian climate.

This project was never built.

Work done while employed by RLC Architects, Architect of Record.


The project consists of a 5 story building along the main street at the southwest
corner with 14,000 s.f. of retail on the ground floor, 10 efficiency units, and 75 two-
story condos.  Although a modern, industrial feel was created, these units are
designed to be utilized as work force housing.  

Three-story townhome buildings were arranged at the interior of the site totalling
115 units with integrated common areas, paths, and open spaces to encourage
community involvement.

Steve Soderlund's role as Job Captain was to work with the project manager to
prepare documents, renderings, and calculations for site plan approval.  Also,
created a zoning code analysis used as basis to guide the design.  

This project was not built.
